The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 were updated in 2025 to include the social rented sector: Electrical Safety Standards in the Private Rented Sector (England) (Amendment) (Extension to the Social Rented Sector) Regulations 2025.

The regulations require that landlords have the electrics in their rented properties checked at least every 5 years by a properly qualified person, the condition must be “Satisfactory” any un-satisfactory properties must be corrected within 28 days. Social landlords who provide electrical equipment must also have this tested. Landlords must give their tenants proof of that they have had installations and equipment inspected, tested and checked.

EICR (Electrical Installation Condition Report) - We are approved by the NICEIC to carry out “Electrical Safety Inspections in the Private Rented Sector (England)” to BS7671

Emergency Lighting – We are qualified and approved to carry out the “Design, Installation and Maintenance of Emergency Lighting” to BS5266-1

Domestic Smoke Alarms - We are qualified and approved to carry out the “Design, Installation and Maintenance of Domestic Fire Detection and Alarm Systems” to BS5839-6

Commercial Fire Alarms – We are qualified and approved to carry out the “Design, Installation, Commissioning and Maintenance of Fire Detection and Alarm Systems” to BS5839-1
